Investment funds

An investment fund is a collective investment vehicle: money from many investors is managed under the fund rules and invested in securities or other assets. You buy fund units, rather than each position directly.

Main types

1. UCITS / harmonised funds — stricter EU diversification and transparency requirements; often available to retail investors.
2. AIF (alternative investment funds) — broader strategies, often higher minimums or eligibility conditions.

Charges and transparency

Funds charge management / operating fees (e.g. TER or equivalent). Read the KIID/KID / fund documents before investing. A lower fee ≠ better returns; a higher fee ≠ safety.

Private debt funds

Exchange-listed US investment companies engaged in private debt and similar investments are structured as Business Development Companies (BDCs). BDCs provide financing to small and medium-sized businesses that have more limited access to traditional sources of credit (banks, public bond issues). Loans are usually secured by the companies’ shares or assets. BDC activity is similar to that of private equity funds. The main difference is that BDC shares are traded on stock exchanges. They also follow stricter requirements, often have a more diversified investment portfolio and pay out a large share of their profits as dividends.

Real estate investment funds

Specialised investment funds investing in real estate are called REITs (Real Estate Investment Trusts) in the US. REITs own, buy and lease various real estate properties: commercial premises, offices, hotels, shopping centres, logistics centres or residential buildings. The main goal of a REIT is to earn income from rent and appreciation of the assets it manages. REITs pay out most of their profit – often more than 90% – to investors as dividends, which makes them a choice for those looking for a steady income stream. The main advantage of investing in REITs compared with direct investment in real estate is liquidity – REIT shares are traded on stock exchanges.
